Vision
Our vision is to transform a 20-acre corporate office park into a dynamic mixed-use, transit-oriented development that will complement the surrounding neighborhood, where tenants, entrepreneurs, and residents can come together to enjoy public amenities such as parks, restaurants, retail and events.
Hood Park will be a vibrant neighborhood, including a new residential building slated to open in May 2019 and a mixed-use office / lab / retail and garage building opening in August 2019. With easy access from downtown Boston and the surrounding area, Hood Park is poised to become a destination -- home to inspired restaurants with live entertainment, a boutique hotel, outdoor cafes, state-of-the-art fitness facilities, new bike paths, and gathering spaces with programming throughout the year, in addition to being the headquarters of emerging technology companies.
Investment in Hood Park is not just good for business, it’s good for everyone. It will improve infrastructure, create links to transit, expand community and green space as well as increase much-needed affordable housing in Charlestown.
Existing Permitted Master Plan
Currently, Hood Park is approved, as a Masterplan PDA, for several new office buildings and parking garages, with a density based on a Floor Area Ratio of 2.0, resulting in approximately 1.7 million square feet of development allowed under the current zoning height of 115 feet. The above site plan illustrates the current concept for completing the approved masterplan without additional permitting revisions. It is worth noting, unfortunately, that the current plan requires new above ground structured parking garages adjacent to Rutherford Avenue, surrounded by surface parking and access roads.
Proposed Master Plan
In lieu of those structured parking garages closest to the Charlestown neighborhood and abutting the new bike and pedestrian paths being developed as part of the reconfigured Rutherford Avenue, the development team is proposing a 2.1 acre community open space referred to as “Hood Green”. This open space will be programmed and designed by the community of Charlestown, while fully funded by Hood Park, as part of the revisioning of the Masterplan. This new vision includes narrower building footprints, with parking internal to each building, and taller buildings that meet the standards set at Kendall Square, Cambridge Crossing, and similar mixed use development areas designed with a disparity of heights and uses, and a complete street concept of urban design. In this model Hood Park becomes a neighborhood of different uses, heights and retail outlets, with large open spaces, fully programmed and designed for community use, be it skating, amphitheater programming, food trucks, or contemporary play and spray grounds.
